-360 1. Our rental properties are offered on an Assured Shorthold Tenancy unless otherwise stated.-360 2. The tenant will be responsible for the payment of gas, electricity, water, telephone costs, council tax and television licence unless otherwise stated. -360 3. References will be required to include a Credit Check from a reference agency. If financial or employer details are unavailable, then a guarantor will be required. References will then to be needed for the guarantor.-360 4. The cost of taking up references is in the sum of 160 pounds plus VAT (188 pounds) per property for up to two applicants. For all additional tenants referenced or guarantors there will be a further charge of 30 pounds plus VAT (35.25) to cover the cost of taking up references and preparing agreements. This amount is not refundable if you decide not to go ahead with the Tenancy or we have to reject your application due to unsuitable references. -360 5. Where it is necessary to prepare a formal inventory, the landlord bears the cost for this at the commencement of the Tenancy. The tenant will pay \'a325 for the terminal inventory which will be deducted from the security deposit. -360 6.
